38 Delancey Reveals Ground Level

Over the weekend, much of the remaining worksite plywood was dismantled from the facade of 38 Delancey. We now have a relatively unfettered look at the ground level of the new condoplex.

The sheer size of the retail space – 30,000 square-feet across two floors – is definitely more favorable to big-box franchise fare than any “blend of the latest, most sought-after boutiques, restaurants, and art scene” alluded to on their website. If we had to venture a guess, it’ll probably remain vacant for quite some time. Case in point, the ground level of 52E4 on the Bowery or the empty real estate of 128 Delancey at the foot of Blue.

Meanwhile, the access point for building residents is completely segregated from the retail area. The grand entrance is actually on Forsyth Street, and boasts an expansive foyer with tall glass doors and Lego-looking light fixtures. Or those owners with cars can just park in the underground garage located just a few steps to the north.

And as Curbed reported on Monday, there are now fourteen active condo listings for 38 Delancey. Line up.
