Will It Be a Happy Ending at 302 Broome?

It might not be a happy ending for the swanky bi-level club at 302 Broome Street.  The current owner of the ground level and basement commercial condo units is yanking the rug from beneath Happy Ending.

Indeed, a fairly recent real estate listing on the Massey Knakal website reveals that the two-floor, 3,846 square-foot space is up for grabs at a cool $2.5 million.  The two separate liquor licenses for each floor are being used as the primary selling point here.  But the kicker is that the space can ultimately be delivered vacant.

The listing:

Two Lower East Side/Chinatown commercial condominium units on the ground floor and basement of a six story elevatored residential building.

The building is located on the north side of Broome Street between Forsyth and Eldridge. The ground floor unit has approximately 1,890 Gross SF, while the basement unit has an additional 1,965 Gross SF for a total of 3,846 SF.

There are two bars: one on the ground floor and one in the basement with separate liquor licenses for both floors. The units can be delivered vacant.
