Demolition Approved for 194 Orchard Street

As if upper Orchard Street wasn’t already a decimated dead zone with three active hotel construction sites, more real estate carnage is imminent. 194 Orchard Street will soon meet the wrecking ball. The application was filed and approved by the DOB last week to raze the one-story commercial structure.
As previously reported, 194 Orchard Street is being targeted for a mixed-use project that is still pending approval by the city. The denied application proposes a six-story dwelling to include a total floor area of 9,225 square-feet (2,288 commercial, 6,937 residential). Paperwork seems to indicate that condos are on the way; floors two through six will each reportedly have one “Class A” apartment, with ground-level retail.
The New York Leather Gallery previously occupied the space, but relocated two doors south back in March.
