6-Story Condo Building Planned for La Vie Site on East First Street

La Vie Lounge shuttered last June after a controversial run at 64 East First Street. The nightclub had a long list of quality-of-life violations which pitted neighbors against it. Those on the block probably rejoiced, not only at its closure, but also that its entire history would be demolished. Permits for that were filed back in March, as reported by EV Grieve.
But a tipster alerts us to the presence of preliminary paperwork at the Department of Buildings for a new development at La Vie.
Property owner Ekstein Development – “a diversified and rapidly growing real estate investment firm with properties and businesses located throughout New York and New Jersey” – is looking to drop a six-story luxury dwelling here at 64 East First. Documents indicate that the building will offer 13,100 square-feet of residential space comprised of six full-floor units (likely condos).
Not so fast, though. These plans have been disapproved by the DOB as of July 15. Moreover, the request for a zoning change from commercial usage is also pending.
