Here Are Your First Views of the Essex Crossing Mega Project [PHOTOS]

Essex Crossing site 2, home of movie theater and Essex Market

Lower East Siders, get ready for ten years of constant construction along Delancey Street. Essex Crossing is coming, and ground-break is months away. The development consortium of Delancey Street Associates and a team of four architectural firms presented plans for Phase One of the million-square-foot mega project last night at the Community Board 3 Land Use subcommittee meeting. The occasion of the presentation was timely, as it’s the two-year anniversary that the city issued its Request for Proposals process. We were introduced to game-changing renderings of four SPURA lots that could be construed as a nail in the battered coffin.

Herewith, a quick summary of Phase One, slated to last at least the next three years.

Site 2 – Essex Market, Movie Theater, Housing – Handel Architects (Essex/Delancey)

Located at Delancey and Essex, this 24-story tower is really the marquee element of the overall project (they call it the “Gateway”). It’s also the first to get off the ground. The former Essex Market buildings have been in pre-demolition mode for months, with boarded windows and parking lot cleared of cars. Takedown should begin on January 26 and end a few weeks later. Construction is estimated to begin in the early spring. As previously reported, there will be a 14-screen Regal movie theater (1,250 seats), a 12,000 square-foot urban farm on the roof of the five-story podium, and 195 residential units (split 50-50 market rate, affordable).

The subway entrance on its flank will remain as is. There is no plan to incorporate a new design, that’s up to the city.

Essex Crossing, Site 5

Site 5 – Park, School, Supermarket – Beyer Blinder Belle (Grand/Suffolk/Clinton)

We’ve visited this development quite a bit in recent months. There will be a fifteen-story building on this SPURA site, joined also by a 15,000+ square-foot park (designed by West 8), city school facility, and, hot off the press, another supermarket. The residential component carries 211 units, 104 affordable and 107 market rate.

Demolition and construction is set to begin here sometime this summer.

Essex Crossing, Site 6

Site 6 – Senior Housing, Grand Street Settlement, Retail – Dattner Architects (Clinton/Ludlow)

This is the easternmost parcel of the Essex Crossing project, located at Clinton and Broome. The 14-story building will house a senior center (100% affordable), fifth-floor garden terrace, and community space for the Grand Street Settlement. There is also commercial space for a “medical center” and for retail purposes.

Expect ground-break to commence in September 2015.

Essex Crossing, Site 1

Site 1 – Warhol Museum, Galleries, Bowling Alley, Residential – SHoP and SLCE Architects (Broome/Ludlow)

Two new Essex Crossing buildings comprise the Site 1 lot, presently the Municipal Parking Lot. It’s the only development parcel west of Essex Street. As we’ve noted in the past, the Warhol Museum is set to occupy the northern portion of the five-story base, and run through the whole block between Essex and Ludlow. The residential tower is the only condo building in the first phase of construction. In total, the whole shebang will rise fourteen stories and boast 55 units with an 80-20 mix of market rate and affordable respectively. What was not previously disclosed is the bowling alley in the basement.

The architect noted that the embattled 75 Essex is not part of the overall plan. Considering we’re far from start date, that could conceivably change.

Community Concerns

Several members of the Land Use subcommittee were quite worried about the swelling population in this area and the lack of transportation infrastructure to meet those needs. For instance, will bus stops be altered to accommodate the new senior home on Site 6? Where will those residents with cars seek parking? As it stands, the Essex Crossing development brings zero parking to the area.

There is also the issue of safety during the decade of construction on our narrow streets.

Expect full completion of the project sometime in 2024. See you then.
