Sales Debut for One of the Priciest Condo Developments on the Lower East Side

The foundation is barely poured, and construction is at a snail’s pace. Nevertheless, sales for the “edgy/refined” Forsyth Street condo development that replaced the Nativity Mission are now live.

As previously reported, the seven-story tumor at 204 Forsyth is to boast eleven two- and three-bedroom apartments. Three are now available for purchase: two half-floor 2BR’s ($3.35 million and $3.4 million respectively) and a duplex penthouse with two terraces and a roof deck ($8.5 million). According to Curbed, this is the priciest new development on the Lower East Side behind 215 Chrystie Street just across the way.

Total floor area of the new uber-luxury development is 19,860 square-feet. Amenities include parking garage, bike storage, and common recreation space.

Notorious feces-throwing money man Charles Saulson is the owner-developer who acquired 204 Forsyth in 2012. Before its demise, the 1927-era tenement was the forty-year home of the Jesuit-run Nativity Mission School whose goal was fighting poverty on the Lower East Side.
