Ten Years on, this Lafayette Street Advertecture is Dismantled for New 10-Story Commercial Building

The decade-old advertecture on the site of the former Jones Diner, 363 Lafayette Street, is coming down. Workers were spotted yesterday dismantling the skeleton framework, first erected in early 2007 to pimp the iPod. With good reason. The irregularly shaped sliver of land is to sprout a luxury office building.

Olmstead Properties, which has owned the 5,500 square-foot site since the 1940s, previously planned a mixed-use building in 2007 (and had a zoning variance), but that proposal ultimately fizzled. The firm then put the property on the market in January 2015 for $35 million yet settled on a 49-year lease with developer CBSK Ironstate later that year. As is evident by the removal of the advertecture, the latter firm is getting ready for the big dance. The Landmarks Preservation Commission already granted its approval of the project last month, as was necessary given its location in the NoHo Historic District Extension.

Architect Morris Adjmi designed the new ten-story office building, which includes a showroom on the ground floor and community facility space on the second and third floors

The strange shape of this lot is a function of the city having widened Lafayette Street, between Houston and Great Jones, in the early 1900s. Other property nearby met the same fate, and several of those plots were likewise developed in the last few years.
