HPD Issues Vacate Order to Grand Street Fishmonger for Apartment Conversions Above Store
It’s probably not the most opportune time to enforce a residential vacate order, yet nevertheless, the hammer falls.
Yesterday afternoon, the city mobilized to 276 Grand Street, where the landlord is accused of creating “illegal apartments” on the fourth (6R) and fifth floors (8R) by subdividing the units. These conversions created potentially dangerous conditions that afforded no access to emergency egress, like the fire escapes.
Freeman Wong is listed as the owner of record, whose Aqua Best seafood market anchors the ground floor of 276 Grand Street. Wong also co-founded the Market Line vendor, Essex Pearl.
While this type of enforcement is by no means unprecedented, especially in this neighborhood, vacating during the citywide COVID-19 shutdown is.
