Ludlow Street Home of Bulgarian Bar Pitched for $13M

The three-story tenement housing the so-called Bulgarian Bar is now on the market.

The recent arrival of a large ad banner at 113 Ludlow Street is evidence enough. EXP Realty is the brokerage of record, listing the property for a handsome $13.5 million.

It’s pitched as a development opportunity:

Investors, Developers and Builders welcome to the Lower East Side of Manhattan 103rd District. First floor currently occupied. 3 floors, 1 below grade full basement. Primary zoning C4-4A actual FAR 1.96 at 3,505 Square footage (MAX RESI FAR 4) and (Max COMM FAR 4) air rights allowing total MAX of 7,100 SQ FT buildable. Building Class K4 Store building.

Meanwhile, this doesn’t appear too promising for Bulgarian Bar (aka Mehanata), which has been party central since it moved from Broadway and Canal way back in 2006. Could it be forced from its second home in as many decades, too?
